Read-throughs

  1. The motocross track was permit-graded. Engineered by Adobe Associates (Santa Rosa). First grading permit GRD09-0106 in June 2009, re-pulled twice (2012, 2015) to “complete” the work. The 2015 description states the track is @ 100% complete.

  2. All three grading permits expired without being finaled. Classic pattern of re-pulling instead of closing out. Significant if a future buyer wants to expand or modify the track — they’d need to start with a fresh grading permit, not rely on a finaled prior approval.

  3. No code-enforcement (VBU/VPL/COD) case on file despite the sensitive use. Permit Sonoma is currently treating this as a permitted, not a violating, use.

  4. No SFD / septic / well permits. The 1925 residence pre-dates the Permit Sonoma permit system; the original septic is grandfathered. Use Code 0541 (Pasture with Residence) confirms a dwelling exists.

  5. No AEX (ag exemption) filings. No barn/shed/equipment-cover filings on record. Any outbuildings on the parcel are either pre-existing, ≤120 sf exempt, or unpermitted.

  6. Steven’s middle name confirmed as Thomas. Applicant field on ENC09-0030 reads “MOSIMAN STEVEN THOMAS.” Subsequent permits use “MOSIMAN STEVEN T TR” — i.e. trust trustee form.

  7. The contractor on the driveway encroachment is Sheehan Construction Inc — Steven Mosiman’s own company. Land + business + family all converge on this parcel.

  8. R/S 13-126 (Record of Survey, Dec 2013, Book 762 Maps 11) is worth pulling. Records of Survey are typically filed to memorialize boundaries, easements, or lot-line adjustments. The 2013 timing is shortly after the motocross-track grading and could reflect a boundary clarification — possibly tied to easement access for the driveway/track or to confirm where the track sits relative to property lines.

  9. No recent (2018–2026) activity. The most recent event is the 2018 expiration of GRD15-0104. For ~7 years the parcel has been quiet from a Permit Sonoma standpoint.

  10. Soils + landslide combo is why grading required engineering. NRCS soils LoD/LoE/LsE/SnD2 are clay-loams on rolling slopes (moderate-to-severe erosion potential when stripped), and the landslide rating is “Mostly Landslide.” Adobe Associates would have engineered cut/fill, drainage, and erosion control.
